House prices in Portugal increased by 12.2% in February compared to the same month in 2025, with the median standing at 3,076 euros per square meter, a new historic high for the fourth consecutive month, according to the idealista index. In quarterly terms, the variation was +2.5%.
By territory, 18 of the 19 district capitals and autonomous regions recorded annual increases, with Santarém (+25.3%), Beja (+22.8%) and Guarda (+22.8%) leading the increases. Aveiro, Viana do Castelo, Ponta Delgada, Castelo Branco and Setúbal also recorded significant increases, while Vila Real was the only capital with an annual drop (-2%).
Lisbon continues to be the most expensive city to buy a house, with a median of 6,059 euros/m², followed by Porto (4,060 euros/m²) and Funchal (3,959 euros/m²). It should be noted that several regional capitals are below 2,000 euros/m², including Leiria, Santarém and Beja.
Analyzing districts and islands, prices rose in 25 of the 26 territories studied, with Porto Santo standing out for an annual increase of 32% and Terceira for 25.4%, followed by Setúbal, Viseu, São Miguel and São Jorge among the biggest increases.
In the district ranking, Lisbon leads as the most expensive district (4,653 euros/m²), followed by Faro, Madeira and Porto Santo, while Guarda has the lowest values (819 euros/m²).
By region, all registered appreciation in the last 12 months, with the Azores showing the biggest increase (+20.6%), followed by Alentejo (+17.6%) and Madeira (+17.5%).
The Lisbon Metropolitan Area remains the most expensive (4,350 euros/m²), followed by the Algarve and Madeira, while the Center continues to be the most affordable region (1,766 euros/m²).
